17 Sales & Marketing Technology Tips for Builders By Jerry Rouleau 1. Sixty-five percent-plus of consumers who buy homes have access to the Internet either at the office or at home. Will your site show up if they are searching? Some 87 percent of consumers, who use the Internet, use search engines to find websites. 2. Internet leads are by far the best lead source and the least expensive. How much do you spend on updating your site? 3. So you're getting leads from the Internet, now the question is not how many leads are you getting, but how many sales are you getting as a result of your web page? 4. Ever get a call from a customer and all you have is a phone number and part of a name? To find out who is calling, all you have to do is go to Google.com and type in the phone number and hit search. You'll find out the name, the street address, city and state. From there you can click on Yahoo Maps or MapQuest and pull up a map of where they live. 5. Is your Web site optimized? 6. What are the key search words that your site picks up? Type in your web site on Google.com and see what shows up. Look at the write-up, are those the words you want search engines to pick up? 7. What are the key words that search engines pick up? Check out http://www.goodkeywords.com/ Check our your key words by typing in your key words to see how popular they are. 8. How many times do your key words or phrases show up on the first page? They should show up at least 8 times, or 3 to 10 percent of the total words. Make sure they show up at the beginning of the copy, in the middle and at the end. 9. How are you listed under the various key search engines? Check it
out. The top three search engines are: 10. How are you positioned? Positions 11-20 receive 87 percent more traffic than positions 21-30. 11. Is your site easy to read? Is it easy to open? Do you have too many bells and whistles? 12. Consider some of these web page buttons on your web site: Owner/President message, Staff photos, photo gallery, In-the-News (copies of articles or bibliography), testimonials, recently completed projects, project under construction, projects in the works, commercial projects, feature brands, driving instructions to model/office and Resources. Certain pages should have a button titled "Send to a friend". 13. Make sure you use some photos with people in it. 14. Do you have your contact info on every page? Keep in mind potential customers don't always come into your web site from the front page. 15. External methods to get consumers to your web site include: Brochures, flyers, letters, ads, word-of-mouth, post cards, web cards, articles in magazines, answering machines, business cards, stationary, promotional products, e-mail marketing, classified ads, billboards, radio, vehicle lettering. etc. You get the idea. How many are you using? 16. When was the last time you eliminated spy programs off your computer. Do you realize that a number of sites you look up capture information on your search habits?
